What is on the zoning card

One card per parcel. The district and land-use designations come from the official maps; the standards come from the ordinance. Nothing is inferred, and nothing is a summary.

How it works

Start from the parcel boundary

We use the parcel's own polygon from the Florida parcel roll, not a point on a map. A parcel that straddles two districts shows both, with the share of the parcel each one covers.

Read the official map

The district, future land use, and overlays come from the jurisdiction's published GIS layers. Each value carries the source layer and the date we retrieved it.

Compile the ordinance

Setbacks, height, lot coverage, density, and permitted uses are compiled from the enacted code text. Every number links to its section and carries the date of the code it came from.

Say what we know and what we don't

Values that have been through a second review are marked verified; the rest are marked compiled. Planned developments and redevelopment districts say plainly that their standards live in the development order.

Questions people ask

Is zoning included in the property report?

Yes. Every property report includes the zoning card at no extra cost. Your agent can also ask for zoning on its own with resolve_zoning and get_district_profile.

How do you determine the district?

By intersecting the parcel polygon from the Florida parcel roll with the jurisdiction's official zoning map. If the parcel is split, you see every district and the share of the parcel it covers.

Where do the setbacks and height limits come from?

From the enacted ordinance text. Each value carries the section it came from and the date of the code, and links to the source so you can read the section yourself.

What about planned developments?

A PUD, CRA, or similar district sets its standards in a development order or master plan rather than the base code. The card names the district and tells you that its standards come from the approval on file.

Is this a zoning verification letter?

No. It is the data you need to decide whether to request one, and to check the letter when it arrives. Zoning determinations remain with the jurisdiction.
