Terms of Service

These Terms of Service ("Terms") govern your access to and use of the PropDocket platform, website, APIs, and related services (collectively, the "Service") operated by Paradigm Labs LLC ("PropDocket," "we," "us," or "our").
By creating an account or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.
1. Service Description and Intended Use
PropDocket provides property intelligence reports for Florida addresses, aggregating public data from the Florida Department of Revenue (DOR), geospatial databases, ASCE wind-speed references, flood zone maps, and other government and commercial data sources.
Reports are designed for use by insurance professionals, real estate agents, contractors, engineers, and other parties who need consolidated Florida property data. PropDocket does not provide legal, engineering, or insurance advice. Data is presented "as available" from underlying sources and should be independently verified for any decision with legal, financial, or safety implications.
2. User Account Responsibilities and Security
To use PropDocket, you must create an account with a valid email address and authenticate via a supported method (email/password or Google OAuth). You agree to:
- Provide accurate, current information during registration.
- Keep your credentials confidential and not share account access with unauthorized parties.
- Notify us immediately at [email protected] if you suspect unauthorized use of your account.
- Accept responsibility for all activity under your account.
We reserve the right to suspend or terminate accounts that violate these Terms or that we reasonably believe are compromised.
3. Subscription, Billing, and Cancellation
PropDocket offers subscription plans with pricing published on our website. By subscribing, you agree to the following:
- Free Trial. New accounts may receive a complimentary trial period. At the end of the trial, your selected plan will activate and billing will begin unless you cancel beforehand.
- Recurring Billing. Subscriptions renew automatically at the end of each billing cycle (monthly or annual) at the then-current rate. You authorize us to charge your payment method on file.
- Cancellation. You may cancel your subscription at any time through your account settings. Cancellation takes effect at the end of the current billing period. No partial refunds are issued for unused time within a billing cycle.
- Refunds. Refund requests are evaluated on a case-by-case basis. Contact [email protected] for billing inquiries.
- Price Changes. We may adjust pricing with at least 30 days' notice. Continued use after a price change constitutes acceptance.
All payments are processed securely through Stripe. PropDocket does not store your full payment card details.
4. Acceptable Use and Prohibited Behavior
You agree to use PropDocket only for lawful purposes. You shall not:
- Scrape, crawl, or systematically extract data from the Service beyond normal report generation.
- Reverse-engineer, decompile, or attempt to derive the source code of the Service.
- Use the Service to harass, stalk, or unlawfully surveil individuals.
- Resell, redistribute, or sublicense PropDocket data or reports without written permission.
- Introduce malicious code, interfere with the Service's infrastructure, or attempt unauthorized access to other accounts or systems.
- Misrepresent your identity or affiliation when creating an account.
- Use the Service in any way that violates applicable federal, state, or local law.
Violations may result in immediate suspension or termination of your account without prior notice.
5. Intellectual Property and Licensing
The PropDocket platform, including its design, code, branding, logos, and documentation, is the property of Paradigm Labs LLC and is protected by copyright, trademark, and other intellectual property laws.
We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Service for its intended purpose during the term of your subscription. This license does not convey ownership of any PropDocket intellectual property.
Property data included in reports is sourced from public government records and third-party providers. PropDocket's compilation, formatting, and presentation of this data is proprietary.
6. Warranty Disclaimer
The Service is provided "as is" and "as available" without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
PropDocket does not warrant that (a) the Service will be uninterrupted or error-free; (b) data in reports is complete, accurate, or current; or (c) the Service will meet your specific requirements. You use the Service at your own risk.
7. Limitation of Liability
To the maximum extent permitted by law, Paradigm Labs LLC, its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, or goodwill, arising out of or related to your use of the Service.
Our total aggregate liability for any claims arising under these Terms shall not exceed the amount you paid to PropDocket in the twelve (12) months preceding the claim.
8. Indemnification
You agree to indemnify, defend, and hold harmless Paradigm Labs LLC and its affiliates from any claims, damages, losses, liabilities, and expenses (including reasonable attorneys' fees) arising from (a) your use of the Service; (b) your violation of these Terms; or (c) your violation of any third-party rights.
9. Termination
We may suspend or terminate your access to the Service at any time, with or without cause, and with or without notice. Upon termination, your license to use the Service ceases immediately. Sections 5 through 11 survive termination.
You may terminate your account at any time by contacting us or using the account settings. Termination does not entitle you to a refund of any prepaid fees except as required by law.
10. Governing Law and Dispute Resolution
These Terms are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions.
Any dispute arising under these Terms shall first be submitted to good-faith informal negotiation. If unresolved within thirty (30) days, disputes shall be resolved through binding arbitration administered under the rules of the American Arbitration Association, with proceedings held in the State of Florida. Each party bears its own costs unless the arbitrator orders otherwise.
You agree that any dispute resolution will be conducted on an individual basis and not as part of a class, consolidated, or representative action.
11. Modifications to These Terms
We may update these Terms from time to time. When we make material changes, we will update the effective date at the top and notify you via email or an in-app notice. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
