- What is an AI agent, and why would one need property data?
- An AI agent is a program built on a model like Claude or ChatGPT that can take actions on your behalf rather than just answer questions — looking things up, filling forms, comparing options. To do that with real estate it needs real property data. Left on its own a model will guess a flood zone or a setback, and a guess is worthless in a permit file. PropDocket gives the agent the actual record, with the source and date attached to every field.
- Do I need to know how to code to use this?
- No. If you use Claude Desktop or ChatGPT, connecting PropDocket is a settings screen and a URL — no code. Once connected, you just ask your assistant questions about a property and it calls PropDocket for the answers.
- What is MCP?
- Model Context Protocol — an open standard for connecting AI assistants to outside tools and data. It is the plug that lets Claude, ChatGPT, Copilot, Gemini, or Cursor call PropDocket directly. You do not need to understand it to use it; the setup is copy and paste.
- Which AI assistants work with PropDocket?
- Anything that speaks MCP: Claude (Desktop, claude.ai, and Claude Code), ChatGPT, Codex, Cursor, Grok Build, OpenCode, VS Code, Gemini CLI, and more. Setup steps for each are on the MCP page. Anything that does not speak MCP can use the plain REST API instead.
- What data can an AI agent actually get?
- Parcel and ownership from the county property appraiser and the Florida Department of Revenue roll, permit history and document index from county portals, flood zone and base flood elevation from FEMA, ground elevation from USGS, design wind speed by risk category from ASCE 7-22, and seismic site class. Zoning district, future land use, overlays, and the district's standards and permitted uses, each cited to the ordinance.
- Is my agent's activity billed differently from my own?
- No. Usage is counted the same whether a request comes from you clicking in the app or from your agent calling a tool. There is no separate agent tariff.
- How will pricing work?
- Usage-based, and billed to the organisation rather than per seat. You are charged for the work you actually run, not for how many people or agents you point at it — adding a teammate or a second agent does not add a licence fee. Because of that, an agent calling a tool and a person clicking in the app draw from the same balance at the same rate.
